This 1650-acre site is Zoned Master Planned Industrial with Grant County and the City of Ephrata within an existing Rail spur and is adjacent to the Ephrata Airport and Port of Ephrata. Grant County is also famous for the lowest hydroelectric power in the Nation and is home to many large corporations such as Genie, REC Silica, ConAgra, JR Simplot and technology companies such as Microsoft, Yahoo, Dell, Sabey for Server Farms and Data Storage.
The Ephrata Distribution Center and Corporate Campus is an exciting opportunity to develop the Northwest region’s premiere distribution hub. The site’s eastern 1285 acres offers approximately 20 individual distribution sits ranging in size from 5 to 200 acres. The western 365 acres of the site will potentially be developed into a corporate campus and a community of homes, condominiums and apartments that will provide a true “live-work community”.
TRANSPORTATION HUB: The site is ideally located as a distribution center due to its easy access to all the primary shipping methods: trucking, air and rail. The side is accessible to the state highways including Interstate 90, the primary east-west trucking corridor in the Northwest. The Ephrata Airport, which is cable of handling Cargo Jets, is located immediately adjacent to this site. An existing Burlington Northern railroad spur operated by the Port of Ephrata runs directly through the site and currently serves the airport and associate Port of Ephrata warehousing. The railroad spur may be extended to provide rail access to the individual distribution centers on the site.
EPHRATA – A GREAT PLACE TO LIVE AND WORK: Another essential ingredient for a successful distribution center is the ability to attract and hold quality personnel. Ephrata is a thriving, growing community and is a very desirable place to live. Its shopping centers, cultural activities, services, quality schools, many nearby recreational opportunities and it is great climate with 300 sunny days a year, will make it easy to attract and keep the additional workers for the distribution centers.
DEVELOPMENT OPPORTUNITY: To successfully compete, it has become increasingly critical for large companies to have state-of-the-art distribution centers with access to multiple methods of transportation. In the Northwest, no specific location has yet emerged that can provide ample land and access to highways, air and rail that these large companies are seeking-until now.

Ideal location: Ephrata is located Centrally among the key Northwest cities of Seattle, Spokane, Tri-cities, Vancouver, BC and Portland, Oregon.
Transportation & Access: The site is severed by all three of the primary fright transportation methods: trucking on major highways, air freight and railway freight. The site is just minutes via SR 282 or SR 17 to Interstate 90, the Northwest’s major east-west highway.
Quality Site: One of the most desirable features of the site is that nearly all of the 1650 acres are level terrain making it highly suitable for construction of new roads and rail lines to serve the individual distribution sites. The site is also underlain with large deposits of sand and gravel, further simplifying construction and lowering cost.
Zoning & Permitting: The western 275 acres of the site lies within the Ephrata’s City limits and is currently zoned “Master Planned Industrial” to allow for heavy industrial development. This could be down-zoned to allow for corporate offices and residential uses. An additional 100 acres cold be considered for annexation into the City of Ephrata.
Infrastructure and Services: City services, such as sewer, water and power have already been extended to within 1000 feet of the site and will be made available to the proposed development.
Wonderful Climate: Ephrata’s high-desert climate has over 300 sunny days each year and just 9” of precipitation. Less than Tucson, Arizona!
Market & Competition: The demand for large distribution facilities will further increase as the trend toward industry consolidation and operational efficiencies continues. No other Northwest location can provide the large land base, central location and access to all three major transportation systems that his site provides. The ability to locate multiple distribution centers together at one central hub allows this project to become the primary location for future distribution centers in the Pacific Northwest.
